Text Box: Important Property News:											      
*Rents: Effective immediately we will be expecting ALL rents to be in the box by no later than the night of the 5th. If you haven’t contacted us about 
your rent and there is no rent, we will go file Legal Eviction with the Sheriff’s office on the morning of the 7th without any written notice to you. YOU 
are responsible for making sure your rent is paid and taken care of on time by the 1st and the grace period without penalty is thru the 5th ONLY! After that if you do not pay your late fee of $50.00 and your full amount of rent you will be filed eviction on as well. It is NOT acceptable for us to have small amounts showing owed on our reports– the owners are expecting ALL debts to be cleared up immediately. 
*Lawns– We are starting off this season with weed-kill to make the lawns look better, then we will be putting down fertilizer, and then we will fully cut all the lawns. Please be patient with us during this process as the weather will delay us as we can only do these treatments under certain weather 
condition. Ultimately the lawns will look much better in the long run but they might get a little tall if we get a lot of rain before we can get this done. 
We just wanted to let all the tenants know we do have a game plan and are working on beautifying the landscaping on each property. 
*Unsupervised guests and children– We are having problems with children being unsupervised causing disturbances on the property and with other 
tenants. As well we have had problems with guests using the recreational facilities without the supervision of the tenant they were visiting. Please note that all children should be supervised at all times even while on the playground and all guests should be accompanied by an adult tenant. Any 
disturbances caused from now on will be a 30 days notice move out due to the ongoing problems. Please call the office if you are unsure about how to make sure your children are properly supervised while on the property. Thanks!
*Illegal Pets– Any person having an unauthorized pet will be fined $100.00 and be given a covenant notice, random inspections will occur until we are satisfied that the pet is no longer in the unit. This is absolutely unacceptable and if the problem continued or reoccurs then we will ask all tenants to leave the unit in a 30 day termination notice. 
*COURTESY OFFICER ANNOUNCEMENTS!!! WE ARE HAVING TOO MANY TENANTS OR GUESTS OF TENANTS NOT 
TURNING THEIR CAR STEROS DOWN BEFORE THEY COME ONTO THE PROERPTY. THIS IS NOT JUST A COMPANY RULE IT IS A CITY NOISE ORDINANCE AND SUSAN GRAY WILL BE ENFORCING THIS WITH TICKECTS/ NOISE VIOLATIONS. PLEAS E ASK ALL YOUR GUESTS TO TURN DOWN  THEIR STEREOS. WE WILL ALSO BE ASKING TENANTS TO LEAVE IN A 30 DAY TERMINATION NOTICES IF YOU FAIL TO COMPLY!
*EMERGENCY PHONE– We are having an alarming rate of people not understanding the use of the 
emergency phone and courtesy officers services. Please follow the guidelines below to help you decide how to handle your situation before you call. 
Call 911: for fires, thefts or people trying to get into your apartment if you feel like your life is in 
danger only. 
Call Police Dispatch: For any noise complaint if for some reason you can not reach the person at the 
emergency phone or the courtesy officers are unable to return you call. If it is very late at night and there is really loud music or disturbances go ahead and call the police at the number listed below– call the main line to leave us a message so we are aware of the disturbance and can follow up on it later.  Call if someone is 
soliciting money, knocking on doors inappropriately, or causing damage.  Call if you suspect a crime is 
being committed or a theft has occurred. 
Call the Emergency Phone: if there is a severe water leak in your apartment you can’t control or clean up, large amounts of water; if you need assistance during the morning, afternoon, and early night if there is a noise problem in your building;  DO NOT CALL this phone if you have mis-shipped packages, you have late rents, or just want to report a normal maintenance request– call the OFFICE number for these and leave a message at any time of the day!

Here we are again at that wonderful time of the year when flowers are blooming, birds are singing, and the world is renewed again for a glorious season of having fun. Easter is  for some  of us is all about egg hunts, candy, The Easter Bunny, and all the fun traditions that families love to do to celebrate this time of year. There are many people who also recognize this time of year as the celebration of Christ’s resurrection from the grave. What better time when God’s glory is all around us in nature to remind us how wonderful His grace and love is.  As well to remember the sacrifice of His only Son on the cross and the salvation that is offered to all that are willing to have faith and to follow. What a wonderful thing to have hope in times of struggle and to have family and friends to celebrate this joyous time!
